APPLICATION APPROVAL CRITERIA

EMPLOYMENT: If the applicant is not employed, the applicant may be approved with the first and second month’s rent, along with an additional month’s rent as a security deposit as long as credit and residence history are in good standing. (Bank statement’s showing over 5x the monthly rent are acceptable as employment). Applicants are required to make a minimum of 2.5x the monthly rent amount.

CREDIT: If the applicant’s credit is not in good standing, the application may be approved with an additional month’s rent as a security deposit (or more). Residence and employment histories must be immaculate. If rental collection appears on the credit report, application will be automatically denied. If applicant has bad credit and no employment, but had great rental history, applicant may be approved with first, second, and third months’ rent and an additional month’s rent in security deposit.

RENTAL HISTORY: If the applicant has never rented or owned a home, an additional month’s rent as a security deposit will be recommended provided the employment and credit history are excellent. If the applicant has employment but doe3s not have credit or rental history, the first and second month’s rent along with an additional month’s rent will be recommended.

If the applicant has none of the above, either a co-signer or payoff of the full term, along with an additional month’s rent as a security deposit, will be recommended.

CRIMINAL CONVICTION CRITERIA

Any felony involving serious injury, death, rape, sex crime and/or child sex crime, extensive property damage, or drug related offense (sales, manufacturing, or possession with the intent to sell) where date of disposition, release, or parole have occurred within the last (7) years.

Any felony involving arson, assault, sex crime, drug related offenses (sales, manufacturing, or possession with the intent to sell), or weapons charges where date of disposition, release, or parole has occurred within the last (7) years.

Denial for any of the following: Currently have any charges PENDING for offenses involving violence, sex offenses, drug-related activity, injury to person/property, theft/burglary, homicide, or assault/battery. Any convictions if applicant PLEADS GUILTY OR NO CONTEST to any of the above offenses, or any criminal offenses disposed of other than acquittal of finding of “Not Guilty” (deferred adjudication).

Any felony or misdemeanor conviction involving harm to another person or property will result in denial.

Any conviction will result in denial.
